HISTORY OF STAGING

Home staging was born out of necessity in the late 1970s during a decade of recessions. The term “staging” was coined by California real estate agent, Barb Schwarz, who recognized a growing need for assistance among homeowners who were having trouble selling their homes. Her desire to help home owners to attract buyers and sell their homes. To implement this plan she developed a concept from theatrical set design. She actually created the term "set the stage”—just as a stage is prepared according to the place and time where the story unfolds so did the homes were dressed up to engage buyers and get the best market value for the home.

Staging a home has become critical in the current market. Staged homes according to research sell for a higher price. Staging increases the market value of a home.

  • Buyers find it easier to visualize a staged property as a future home. (81%)

  • Buyers are more willing to walk through and feel favorable about a property that is decorated to their tastes. (46%)

  • When viewing a staged home, buyers are more likely to overlook a property’s faults. (28%)

  • 34% of Realtors stage all homes for sale.

  • 62% of real estate agents who have a home staged pay for the services themselves

  • The most important rooms to be staged are the rooms that are most important to buyers—in the following order: living room, kitchen, master bedroom; dining room, bathroom, children’s bedroom and guest bedroom.
