SELECTION OF FLOORING ....

Again, since you are not selecting the flooring, you will not be dictating its function, but recognizing the highlights or shortcomings of the existing floor treatment can help you decide what additional treatments you might use as a whole to disguise these shortcomings or vice versa. Most of this is just common sense. You simply have to be alert to the needs of your clients and the specific functions of the room. As part of your consideration, you must also pay attention to suitability of cost. For the home stager, this likely means doing the best with what you’ve got or using the most cost efficient methods at your disposal.

On any staging job, you aren’t going to consider an expensive marble installation. You will usually have to be content with the existing floor, and you will either expose it or cover it. Keep in mind, that there is an ethical dilemma involved with hiding damages when selling a home. Disguising flaws and hiding a damaged floor are two totally different things. It might not be out of the realm of recommendation to recommend the client refinish the damaged wood floor.

On the other hand, in a high-budget job you have a third option—you can change the floor and install a completely new flooring material. For example, if you decide that marble is “right” for the room, then you might replace a perfectly good wooden floor with a completely new marble installation. .....credit to New York Institute of Art & Design.
